Certification is awarded at four levels of Certified, Silver, Gold, and Platinum, based on a comprehensive point system. Achieving Gold places 6525 Mississauga Road North among an elite group of buildings that go above and beyond in areas such as:

Water efficiency: achieving 100% outdoor water use savings
Sustainable materials with 89% of construction waste diverted from landfills

Designing for Sustainability from the Ground Up
Located at the intersection of Erin Mills Parkway and Mississauga Road, the redevelopment of this 14-acre site prioritized sustainability at every stage. From the early design phase, the project team, including CanFirst Capital Management, Colliers, Ware Malcomb, Cecchini Group, and INVIRO worked collaboratively to integrate eco-friendly strategies into the building’s core and shell design.
Key sustainable features include:
- A high-performance building envelope with an R40 roof and LED lighting systems
- Six on-site electric vehicle charging stations to encourage cleaner transportation
- Landscaping with native and drought-resistant plants to eliminate the need for permanent irrigation
- A highly reflective white roof and concrete sidewalks to reduce heat island effect
- Structural capacity for future rooftop solar PV installation
- Reducing Environmental Impact Through Smart Material Choices
During construction, concrete from the previous building was crushed on-site and reused beneath the new slab, reducing the need for new materials. The switch from concrete insulated wall panels to insulated metal panels with high recycled content reduced embodied carbon emissions by 16%. More than 70 Environmental Product Declarations (EPDs) were used, and 30% of materials met sustainable sourcing criteria.
